Gas: If you're closer to town, you'll be able to get connected to the Black Hills Gas company, but the further you are from town, you'll need to lease a propane tank.
Electric: If you need electric brought to your lot, it can be costly. The La Plata Electric Association is the only electric association in the area and they can give you an estimate. Another option is to install solar panels if your land has a south-facing area with plenty of sun.
Internet: Right now, the best internet speed you'll get in Pagosa Springs is around 20Mbps. Visionary is the only other option but it requires a direct line of sight.
Water and Sewage: You'll be able to get access to incoming water close to town, but in other areas, you'll need to find a solution such as cisterns.
