Are you thinking of moving to Pagosa Springs, Colorado and looking for information on the different neighborhoods and subdivisions in the area? Look no further! In this blog post, we will be taking a tour of the different areas in and around Pagosa Springs to help you make an informed decision about where to live.
 
First, let's start with the outskirts of Pagosa Springs on the west side. One of the bigger areas in this region is called Aspen Springs. Aspen Springs is made up of six smaller areas and is located outside of town, west of Pagosa Springs on highway 160. It is worth noting that there are no Home Owners Associations (HOAs) or covenants and restrictions in Aspen Springs, so you have more freedom to do what you want with your property within the bounds of the law. However, with the longer driveways and bare lots, you will need to be prepared to maintain your own driveway during the winter months as the snowfall can range from a couple inches to a foot.
 
Moving on to the east side of Pagosa Springs, we have the neighborhoods of San Juan River Village and San Juan River Ranch, just to name a couple. These areas are located up north towards Wolf Creek Pass and offer bigger lots with beautiful homes. As you get closer to Wolf Creek Pass, the price per square foot of these homes will increase due to the proximity to one of the most beautiful areas in the world.
 
If you head south of Pagosa Springs on highway 84, there are also a number of options such as Holliday Acres and Navajo River Ranch. These areas offer bigger lots and higher home prices compared to the more central areas of Pagosa Springs. It's important to note that if you choose to live in these areas north, east, or south of Pagosa Springs, you will need to have access to equipment such as a tractor with a plow, or a vehicle with a plow in order to access your home during the winter months.
