Living in Pagosa Springs

Summary of living in Pagosa Springs and what to expect when in the area.

Pagosa Springs, Colorado offers a unique and beautiful setting for those looking to relocate or visit. Nestled in Archuleta County, it is surrounded by the San Juan National Forest and is located near the northern border of New Mexico. Just an hour to the west is Durango and an hour to the east is Southfork.

The San Juan National Forest is a major draw for those living in and visiting Pagosa Springs. It offers millions of acres of mountains, rivers, and unadulterated forest for activities such as climbing, hiking, biking, fishing, hunting, and more. However, it is important to note that the area is also controlled and overseen by the Bureau of Land Management, and there are also Indian tribal areas within the forest. When traveling through the forest in a vehicle, it is important to stay on the designated roads and not take your vehicle off-road. It is also illegal to damage or inhibit the growth of vegetation, especially above 10,000 feet where the alpine tundra level is reached.

When it comes to living in Pagosa Springs, there are a variety of options to choose from. On the west side of town, there is the Aspen Springs area, which is a no HOA, no restriction area. Outside of Aspen Springs, there are many other subdivisions and neighborhoods closer to town, such as Pagosa Lakes, Highlands, and Pagosa Alpha. To the north of town on 84, on the way up to Wolf Creek Pass, there are neighborhoods like San Juan River Ranch. And to the south of town on 84, there are open lots and subdivisions such as Navajo River Ranch.

When visiting or living in Pagosa Springs, it's important to be prepared for the varying seasons. In the wintertime, it's essential to have emergency kits, road flares, blankets, and tire chains for your tires. It's also important to make sure that your tires are rated for winter driving on ice and snow as conditions can change rapidly depending on the elevation. In the summertime, it's important to have good tires that are capable of handling dirt and gravel roads.

In conclusion, Pagosa Springs offers a beautiful setting and a wide variety of options for those looking to relocate or visit. The San Juan National Forest offers endless possibilities for outdoor activities, but it's important to respect the rules and regulations of the area.
